Seven questions to ask before any regional bet
A practical checklist for evaluating an emerging-market real estate opportunity.
1. Is the planning status notified, or merely proposed? 2. Which specific infrastructure project is the growth thesis actually dependent on, and what is its current official status? 3. Who verified the title, and can I see the report myself?
4. What is the realistic downside case, not just the upside pitch? 5. How liquid is this asset class in this specific micro-market — how many comparable transactions closed in the last 12 months? 6. What environmental or coastal-zone restrictions apply, if any? 7. What is my actual holding period tolerance, and does it match the region's realistic timeline?
If you cannot answer all seven with confidence — or with a source you trust to answer them for you — that is itself useful information. It means you are being asked to take on uncertainty you haven't yet priced.
